The laws of the states may be different on any legal issue.  Even in the same state, there are always exceptions to the general rule and special facts that can influence a court's decision.  The articles are written to convey general concepts and issues.

		<description>You may like to take a look at Burnett v Chimney Sweep (CA 2004) re "exculpatory clauses" and "ambiguity" especially when it pertains to "negligence" on the part of a landlord. Do you know of any Colorado case law in which the Courts are ruling against landlords in similar ways?

First factor is also interesting in landlord-tenant contracts of a property that is repeatedly leased to different tenants (apartments, condos, houses, etc.)-- especially with the "duty" of a landlord to ensure the safe condition of a rental property and proper function of all equipment on the property BEFORE occupancy by a new tenant.</description>
